So its 498.97 plus tax on a 44k car? Is that plus 2000 cash down? If its with 2000 cash down your essentially paying 579 a month tax in with 0 down for a 44k car with 10 k miles.
I don't think that is a good deal at all. Maybe I am missing something.

What is the MSRP of the car and what fees are rolled into that cap cost?
Why are you doing cap cost reduction? That is almost always a bad idea on the lease. You'd likely be better off with putting that money towards multiple security deposits.

Got the exact same deal on an IPL with 12K miles and 2K cash out of pocket. Forum members here were saying it wasn't a good deal. They pretty much want you to steal the car in order to classify it as a good deal lol...
