Honestly, a 3-story 18,000 sf building is a waste of money. That only gives you a 6,000 sf footprint. Once you go below a 15,000 sf footprint your money becomes less efficient. You see, whether you have a small or large footprint, you need a core. This core will consist of the elevators, stairs and lobbies required by code for all office spaces. In a smaller footprint building, the core will eat up a lot of rental-able space. Your dollar will go a lot further if you put down a 3 story, 15,000 sf building. Here's how it goes. Shell building which is basically the core, as discussed above, and the corridors and perimeter finished walls; about $75.00 a SF. If you want to fully build-out the office spaces, including the ceilings; about $150.00 a SF. On top of that you need to add $10-$12.00 a SF to the price for the area of land to be developed to include your site work, landscaping, and required parking.
this is true.... I just need to get the money to buy the land pay for the building and find a Property Manager to find business' to lease out. Other than that We are well on our way. now that I completely hijacked Jasons thread lol. Jason what do you think since your fronting the money.

when doing office..unless you have a tenant lined up...yo ubuild the shell and have them do the interior. Building to their suiy makes the tenant stay longer anyways.
