still in underwriting, but the only thing is with your pitch is that the owner is paying for the inspection and appraisal

Yeah your are going to be house poor like everyone who buys a new home. You going to be eating ramen noodles for a while, but there aint nothing wrong w/ that. After about a year of eating it, you will have high blood pressure.

As for the house, I hope you are getting more incentives other than appraisal and inspection. Appraisal are usually 325 and inspection usually depends on the sq ft of the house, which I am guessing would be between 300-400. Is he paying for closing costs? And is your realtor giving you a percentage toward closing costs as well? Dont forget about the Home Warranty...GET IT...It will save your azz.

KlokDeezal - are you in the real estate business????

Sounds like you're good to go!! It is swinging back to a buyer's market so you should have it pretty good right now.

The home is actually still under warranty from builder. The Seller is offering to pay closing costs and pay for points on the mortgage. Not only that, hes selling it to us for 35k under appraisal. This better go through!!

Ok good deal, sounds good and yeah it is becoming more of a buyers market, so I am guessing that this is a fairly new home...2004 +?
